Founding Partner of Architecture

Mr. Pietrosanti is Partner-In-Charge of architectural design, restoration and resiliency projects. He has managed and designed extensive renovations, adaptive re-use and new construction projects for multi-family residential, commercial and educational buildings. His diversified background includes design, detailing, cost estimating, specification writing, technical production and construction administration. And he also participates in multi-discipline engineering coordination and client contact. With L+M since its inception in 1982, Mr. Pietrosanti became a partner in 1998.



Projects

Among Mr. Pietrosanti’s new construction projects are a six-story, 60,000 sq. ft. core and shell for a community facility which will become a charter school in The Bronx, NY, and a new 220-unit residential high-rise at 1219 Yonkers Avenue in Yonkers, NY.



His adaptive-reuse projects include the conversion of the New York City garment center building, 315 West 36th Street, into a commercial and residential building with retail on the ground floor, and the conversion and re-design of a former 20-story psychiatric hospital into the Columbia School of Public Health in uptown Manhattan.



A significant historic preservation and restoration project is the Loew’s Paradise Theater, in The Bronx, NY which called for the restoration of the ornate 1920’s legitimate theater and movie house that seats and audience of 2,000.



Mr. Pietrosanti’s renovation projects include Park Ledge in Yonkers, NY where he redesigned and upgraded the two 10- and 20-story buildings; and 269 Broadway , Dobbs Ferry, NY which required the complete rehabilitation including restoration of the façade and all new plumbing, mechanical, electrical and fire control systems.



His resiliency projects include Knickerbocker Village, New York, NY, which required a storm resiliency upgrade and design for the 1,000-unit residential complex.



Education, Registrations and Organizations

Holding a Bachelor of Architecture Cum Laude degree from New York Institute of Technology, Mr. Pietrosanti is a registered architect in the states of New Jersey, NY, Connecticut and Florida. He is a member of the American Institute of Architects, the American Institute of Steel Construction and ANFFA.
